AFTER P&Z
1. The 20’ drainage easement on Lots 1-6 Block A should be a private easement.
2. The easements will need to be abandoned by separate instrument.
3. The emergency access easement will need to be modified. The construction plans show a
5’ radius for the exit in order to avoid the inlet in Sandy Lake Rd. We will not accept
this, the inlet will need to be moved or the access drive will need to be moved. The
radius should be 25’.
4. Check on the 1’ abandonment of the alley for Pecan Valley that Dowdey, Anderson &
Associates did in 2002.
5. Provide full detail to Engineering for Grasscrete which can support 80,000 lb. fire
apparatus.
6. Locate all landscaping within HOA lot, not within residential lot. (Lot 1)
