phase of The F. alales of Cambridge Manor for a pre 'hminaty final walk-thru so that we
may request, in wriths&, a t'ma] walk-thru with 'IRe City of Coppell. Dutin8 tbiz walk-thru
the following items were addn~ed and will require you to cont~ct Rodman Excavation
to have these items corrected per 'l/to City:
Erosion coatn)l and/or silt fencing will be requited between lots
Ln effort to prevent drainage ftum runnin& into Castle Creek Drive,
These will nm north & sou~ and must be installed prior to the Final
walk-thru,
Erosion control ami/or silt 'fencing will be required on the east and
wcat enlrance of Phase il.
On the west side ot' (htstle Creek Drive a piece of equipment was
stuck and had ua be towed. This has caused four or five deep ruLs
~ mu.st be filled and graded prior to the start of our enttT featu~,
On the wmt side of Castle Creek l~ive due ~outh of the above mentioned
rula, larse chunks of asphalt from Deforest Road have been displaced ~

We will need to vertify paving elevations prior to the final walk-thru,
Hand rake and brin& in a box-blade to evenly srade the east and west
side or Castle Creek Drive @ the cmr~ce.
'Hte temporary truck efltt~ce located on the east side of Castle Creek
Drive needs to be removed and graded prior to the final walk-thru.
lland dre~ia8 and final sUeet cleaning needs to be accomplished prior
to the final w'dlk..thru.
Verify sr~de of the slope due noah of the new sidewalk lhat was just
potucxl on the south end of the lake.

Drainage on the west lots has been addressed and Mr. & Mrs Elders
(prop~y owner~ due we~t of Phase H) are s&~fied with the results
of our drainage ditch on the rear of lots 1-5 of Block "A". However,
Mr. Davia wa~ us to be sure that there is proper drainage on the
east lots as well, e~pecially on lm$ of Block "B", There will also be
a new drainage ditch dug on the rear of the e, mt lots p~r my meeting
in Sanuary o[ this year with Atul Panel and Larry Davis.
Additionally. we will necd to furni.sh The City with the folowing:
a. 'As buil~ pi-,,--".
b. Utility contractor ks requirod to post & utility bond.
c. Pavin8 covtractor ia required to post a paving bond.
d. Erosion Cx~ntrol Maintenance Letter.
