LOCATION: Northwest corner of Moore and Beltline Roads.
SIZE OF AREA: Approximately 13 acres (5 residential lots).
CURRENT ZONING: SF-12 (Single Family-12).

HISTORY: The original Final Plat was approved by the Planning and Zoning
Commission on November 21, 1996. The plat was not filed for record
with the County prior to the May 21, 1997 expiration date. Therefore, the
original final plat is deemed null and void and resubmittal is required.
TRANSPORTATION: Moore Road is a C2U, two-lane undivided road built in a 60 foot
right-of-way. Carter Drive is a two lane local street contained
within a 50 foot right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
low density residential use. However, a portion of the area
is shown to be in the floodplain.
DISCUSSION: The original Final Plat was approved by the Planning and Zoning
Commission on November 21, 1996. The plat was not filed for record with
the County prior to the May 21, 1997 expiration date. Therefore, the
original final plat is deemed null and void and a resubmittal was required.
A number of unsettled issues with the flood study which was submitted to the
City and FEMA has been the main reason the applicant did not file the plat
with the County. To this date, the study has not been revised and
resubmitted for City and FEMA review.
The developer should be aware that this development is impacted by ~e
Coppell Trail System Master Plan. An on-road trail BR-65 runs north and
south on Moore Road. There is sufficient right-of-way on Moore Road to
accommodate this future trail.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the final plat subject to the following conditions being met:
1. A flood study for this development will need to be approved before development will be
allowed in the floodplain. (See Engineering comments)
2. Park development fees of $1,285 per dwelling unit will be required. (See Leisure
Services comments)
3. Contact TU Electric for easements and load information.
