Plan Review Comments (1St submittal)
Dear Mr. Ross:
The City of Coppell Engineering Department has reviewed the referenced plans and has the
following comments to offer:
General-
1. All work in city of Lewisville right-of-way will need to be coordinated with them,
including the fire hydrants, driveways, water meters, storm drain, etc.
2. Submit to us copies of any approved permits from city of Lewisville.
Paving-
3. If you are using a mountable curb, you will need 30' back to back or 27' gutter to
gutter.
4. You will need 24' gutter to gutter around the island on Calcot Drive as shown on the
plans and there will not be parking allowed around lot 1X.
Utilities-
5. Irrigation meters? If so, the fee assessment will be revised to reflect that.
6. Sanitary sewer lids must be 30".
7. Our ordinance requires a looped water line. We do not allow the dead end over 150'.
Remove the 300'+- feet of waterline between lots 1 and 11. Our public works
department prefers not to have a waterline between houses. Loop from Calcot to
Snowshill instead.
8. Make sure manholes, meters and fire hydrants are out of the sidewalks and barrier
free ramps.
There may be additional comments throughout the plans that need to be addressed. The
City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans

approved by the City of Coppell along with a copy of the City's standard construction
details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For
all installations in the public right-of-way or easement, the City charges a 4% fee. A check
for inspection fees made to the City of Coppell should be submitted to this office along with
the Construction Development Permit Application and a copy of the Construction Site
Notice. For your convenience a spreadsheet is attached to the permit application for use in
calculating the inspection fees. A copy of the contract(s) should be attached for verification
purposes.
