RE: First Construction Review Comments for Carter Addition - Phase II.
Dear Mr. Wright:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a flood study for the proposed development.
2. Complete a floodplain permit before the plans are approved and submit a copy of the E.P.A.N.O.I.
3. On the utility plan, install rip-rap at the headwall and grade to drain to the ditch.
4. Install R.C.P. 3' from property line in order for the wooden fence to stay at property line.
5. Bore the 8" sanitary sewer line under the trees between lots 2 and 3.
6. The street is to be repaired in accordance with the City of Coppell Standards SD-3.
7. Add a note to contact the name of the local Lone Star Gas representative prior to digging.
8. Abandon the existing manhole per City of Coppell Standards detail SD-21.
9. Provide flowline information for the sewer laterals.
10. Install the 1" water services by dry bore under the existing pavement for all lots.
11. On the grading plan, show the existing and proposed flood plain limits. Also provide pavement
elevations.
12. Show the manholes and raise to the proposed elevations.
13. Add a note providing for a stabilized construction entrance per NCTCOG specs.
14. Provide drainage area map and hydraulic computations for the proposed development.
15. On sheet 6-18" R.C.P. profile, concrete encase the pipe at the gas crossing.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
