Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General-
1. All work in TxDOT R.O.W should be permitted through them and a copy provided to us.
2. Add the legal description to the cover page.
3. Include the plat.
4. Remove details sheet and refer to City of Coppell standard details. The contractor will be
required to have our standard details on site. They can be downloaded from our website.
Utility Plan—
5. We would rather have 2-2" taps and 2" meters than a 4" tap (See detail 4150 and 4155).You
can have a 3" service on the back side of the meter. Make sure the meters and double checks
stay in the utility easement.
6. The FDC only needs to be a 4".
Drainage -
7. Drainage areas should be based on 100 year storm.
8. Show the C-factor, time of concentration(minimum 10 minutes) and rainfall intensity.
Paving—
9. We require #4 bars.
10. We require lime stabilization; however, with a variance request and a copy of the
geotechnical report, we have allowed the increase of the pavement by an inch. The fire lane will
need to be 7"thick if requesting a lime waiver.
There may be additional comments marked throughout the plans that need to be addressed.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
