HISTORY: No previous platting history.
TRANSPORTATION: Moore Road is a C2U, two-lane undivided road built in a 60 foot
right-of-way. Carter Drive is a two lane local street contained
within a 50 foot right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows a portion of the area to be
in the floodplain.
DISCUSSION: The lot sizes of this particular subdivision are exceptionally large ranging
in size from 70,400 square feet to 225,200 square feet. Over two-thirds
of each lot is in the floodplain; hence the applicant is advised that no
structures such as fences, accessory buildings and pools, will be allowed
in the floodplain unless a flood study is approved by the City and FEMA.
The applicant is requesting three variances from City Council: 1) the
deletion of the alley requirement; 2) A waiver of concrete pavement and
enclosed storm drainage system; and 3) the elimination of the sidewalk
requirement.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the preliminary plat subject to the following conditions being met:
1. Correct denotation for existing zoning for the property to "SF-12" Single-Family 12 and
"A" Agriculture.
2. Subject to City Council granting the three requested variances.
3. The developer will be assessed a $1,285 per dwelling unit park fee.
4. Compliance with Engineering comments.
