Dear Mr. Garza:
I have reviewed your comments and have addressed all of them. I offer the following explanations and
revisions corresponding to the comment number:
Paving Plan-
1. Our minimum vertical curve for residential is 200 feet.
After discussing this with the City it has been shown that the vertical curves are adequate.
Drainage Plan-
2. We still have concerns with the drainage at the intersection of Deerfield and Cedar Crest.
The drainage does flow to the northern curb of Cedar Crest. However, the amount of drainage
going to this side of the curb does not overtop the curb. During the 100 year storm event the
water depth is only five inches. To alleviate any concerns I have continued a+2% grade ten feet
past the ROW/property line. This was discussed with the City and was given approval.
Water and Sanitary Sewer Plan-
3. Keep manholes,water meters and fire hydrants out of the sidewalks.
Thank you for this information. I will make sure the contractors are aware of this comment.
4. The sanitary sewer lids will need to be 30".
I have added a note on the Water and Sanitary Sewer Plan to call out for a minimum of 30"
diameter lids for sanitary sewer manholes.
I would also like to point out that a note on the grading plan has been added. After discussions with the
Client, it was decided that the retaining wall between lots will be built by the homebuilder.
