COMMENT S TA TUS: INITIAL ,/'PRELIMINARY FINAL
1. Drainage plans should be provided.
2. Because there will not bca Home Owners Association, there should be a note on thc plat
that specifically addresses the fact that the City will not be maintaining the creek. AIl
creek maintenance will be the responsibility of thc homeowner.
3. During the construction of thc 30" sewer line, thc line was moved to miss various trees
located on thc site. Thc City can provide a copy of thc new easement that coincides with
the location of the 30". That new easement should bc shown and dedicated with this plat.
4. Lots lines should bc shifted so that lot lines between 2 and 3 align on top of thc exiting 8"
sanitar? sewer line going south from Carter Drive. With the current sewer line cutting
through lot 2, it will become a problem in the future as that lot is developed. If that is not
feasible, you may wish to consider relocating the 8" to the common property line between
lots 2 & 3.
5. Label the size of the existing water line in Carter Drive.
6. No taps will be allowed to the existing 30".
7. Where is the sewer service for lot 4?
8. Minimum finish floor elevations should be shown for Lots 1-5.
