DR Rankin, PLLC 2321 Daybreak Trail Plano, TX 75093 RE: Texas Bank Addition Lot 1R1 Block A Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat— 1. Clean up and revise the easements on the plat to reflect the revised utility locations. 2. Remove the details from the plan sheets, the contractor will have them onsite. Utility Plan- 3. Keep the sanitary sewer outside of the screen wall on the alley side and place a clean out for the 6" service. 4. Place the storm drain manhole outside of the sidewalk. 5. Include the revised water taps. Drainage Plan - 6. Include the storm drain profiles. There may be additional comments throughout the plans that need to be addressed. The City of Coppell has reviewed the plans for the referenced addition which will be approved with the comments above addressed. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
