Dear Mr. Garza:
The following are my responses to the comments from your October 26, 2012 Construction Plan Review
Comments letter.
1. All work in TxDOT R.O.W, should be permitted though them and a copy provided to us.
There is no work within the TxDOT R.O.W.
2. Add the legal description to the cover page.
The legal description has been added to the cover sheet
3. Include the plat.
The plat is now included on sheet 12.
4. Remove details sheet and refer to the City of Coppell standard details. The Contractor will be
required to have our standard details on site. They can be downloaded from our website.
The City of Coppell details have been added to sheets 8 through 11. I left some of our own
selected details on the plan sheets in cases where the City did not have a standard detail (i.e.
hand rail, grate inlet, parking curb stop). The City details are included in the plan set to ensure
the Contractor will have them on site.
5. We would rather have 2-2"taps and 2"meters than a 4"tap(see detail 4150 and 4155). You
can have a 3"service on the back side of the meter. Make sure the meters and double checks
stay in the utility easement.
The services have been revised. There are now 2-2"taps and 2-2" meters. The meters and
backflow preventers have been relocated to be within the existing utility easement as shown on
sheet 4. City of Coppell standard details 4150 and 4155 have been added to sheet 9.

6. The FDC only needs to be 4".
The FDC has been revised to be a 4".
7. Drainage areas should be based on the 100-year storm.
A table has been added to sheet 5 of the plan set. The table lists the area, runoff coefficient,
intensity,time of concentration,and 100-year flow for each drainage area.
8. Show the C-factor, time of concentration(minimum 10 minutes)and rainfall intensity.

9. We require#4 bars.
The concrete reinforcement descriptions on sheet 4 have been revised to#4 bars on all sections.
10. We require lime stabilization;however, with a variance request and a copy of the geotechnical
report, we have allowed the increase of the pavement by an inch. The fire lane will need to be 7"
thick if requesting a lime waiver.
The paving sections have been revised to include lime stabilization. Sheet 6 has been revised to
include the City's standard lime stabilization note.
