RE:W. Sandy Lake Road-Phase 2B 99% Submittal
Dear Mr.Marvin,
This letter is attached to the 99% plan submittal to assist you in reviewing the plans. Our intent is to
and identify what components of the design have changed from the previous submittal. After you
have had an opportunity to review the plans, we would like to meet with you to discuss any
questions or comments you might have.
General:
• A demolition plan was created to provide greater clarity to the existing features to be
demolished.
• An erosion control plan was created.
• All sheets were revised to reflect the Bellacere Addition at N. Whispering Hills.
Roadway Design:
• Revised median noses to reflect City standard detail 2140 " Median Island with Slope-End
Nose.
• Revised median nose location per City standard detail 2020 "Reinforced Concrete
Pavement Four-Lane Divided Thoroughfare" so that median nose is set back one-foot from
side street curb return. Based on turning movement analysis in Autotum, this was required
also to avoid running over inside curb.
• The extents of stamped concrete in the medians were revised to be wherever the median
was less than or equal to eight-feet in width to meet the City's standard.
• Paving profile was raised from approx. Sta 81+50 to approx. Sta 88+00 to provide
adequate cover over the existing 24-inch high pressure gas line. The cover over Atmos gas
line was approved via e-mail from Michael Wisnevski with Tritex, an Atmos representative,
on 11-8-2012 with the stipulation that if construction grades fall below four-feet of cover,
steel plates must be places over the existing gas line. Also, by raising profile allows the
driveway connection to the existing Atmos service station to be made inside of the right of
way, outside of their existing fence.
• The revised paving profile from Sta 81+50 to Sta 88+00 will still allow positive drainage
and minimal fill on the existing brick walls at 100 and 101 Summer Place Drive.
• The high point in the paving profile at Sta 89+01 was removed to provide positive
drainage at 100 and 101 Oak Trail where existing drainage issues are present. The
revised profile also provides positive drainage for the area between Shady Dale Lane and
Denton Tap Rd. on the north and south sides.
• The transition was extended on Summer Place to reduce the grade break at the tie-in point.

• The transition was extended on Oak Trail to reduce the grade break at the tie-in point, add
asphalt transition to maintain a standard width for the proposed concrete pavement, and to
move the proposed driveway for 100 Oak Trail out of the curb return.
• Obtained additional survey on Georgian Drive. In the original survey the lots for 103 and
104 Georgian Drive had not been developed. Identified water and sanitary sewer service
replacement from right of way to proposed main, and areas needing retaining wall and
driveway replacement due to proposed grades.
• Increased return rise on Shady Dale Lane to prevent runoff in Sandy Lake from turning onto
Shady Dale Lane.
• Revised ramp types and orientation to meet ADA compliance.
• Created trail plan and profile sheets to provide greater vertical control, ensure ADA
compliance in regards to longitudinal slope, and better identify retaining wall locations and
tree removal.
• Revised signal pole and push button pedestal locations at Whispering Hills to meet ADA
compliance.
Traffic Control:
• Identified areas requiring low profile concrete barrier (LPCB) due to difference in existing
and proposed elevations.
• Identified areas requiring temporary shoring due to difference in existing and proposed
elevations with minimal room to grade between, requiring vertical shoring.
• Changed side street construction from half to full street closure where detouring was possible
to still allow residents access to Sandy Lake Rd. This was done due to the difference in
existing and proposed elevations and to improve constructability.
Drainage:
• Storm drain line 'H' was created. In the previous submittal approximately 5.5 acres of runoff
were not accounted for in hydraulic calculations (previous submittal hydraulic table Junct —
LAT F8, Sta 10+90.06 reflects 5.34 acres of runoff while drainage areas F-9, F-10, F-11,
F-13, and F-14 from the previously submittal total 10.74 acres). We were unable to
increase the size of storm drain line 'F' due to proximity of the sanitary sewer horizontally
and increasing the box height to four-feet tall would have created utility crossing conflicts.
• Drainage area delineation was revised to reflect runoff received from Denton Tap.
• The drainage area for the Verizon/GTE building was revised to reflect the roof drain that
outfalls into the existing Sandy Lake Rd. ditch today (proposed storm drain lateral `H-2')
• The drainage area at the southwest corner of Sandy Lake Rd. and Denton Tap was revised
to reflect the inlet at 115 Sandy Lake Rd (proposed storm drain lateral G-9), see
development plans for Sandy Lake Crossing Lot 2R—Block 1.
• Included on-grade and sump inlet calculation tables for review and reference.
• Provided profiles for the laterals at the low point on S. Coppell Rd.
• Provided an inlet just upstream of 101 Oak Trail where drainage problems exist today so
that a private system could be tied on in the future.
• Revised storm drain line 'F' alignment from beginning to Shady Dale Ln. to increase
separation from sanitary sewer and improve constructability.
• Reconfigured tie-in to proposed 10'x8' box culvert to avoid 12'x12' junction box and to
reduce head loss in the storm drain system.
• Revised storm drain configuration at S.Whispering Hills.A drop inlet was placed in the west
parkway to pick up runoff in the existing ditch. The proposed curb inlet along the east curb
line was placed on the south curb line of Sandy Lake Rd. just east of S. Whispering Hills to
avoid the relocated gas line, see Atmos relocation plans dated March, 2011.
• Lowered proposed storm drain line 'F' in the area of Summer Place to provide more cover.
• Added inlet at paving Sta 85+75 to meet spread requirements.
• Reconfigured storm drain line `G' alignment to eliminate the 12'x12' and 9'x9' junction box
and lowered the proposed box culvert to create separation from the existing/proposed
sanitary sewer. See junction box detail, sheet D22.
• Revised lateral profile at Summer Place (storm drain lateral F-9, previously labeled F-12) to
create separation from proposed sanitary sewer.
• Call out to replace storm drain lateral and curb inlets on Georgian Dr. due to proposed
elevations.
Utilities:
• Changed proposed water line size at Cottonwood to match existing stub-out size and
revised alignment to allow easier tie-on to future line.
• Call out temporary pavement repair on utility open cuts for interim situation until paving
construction is complete.
• Call out proposed utility lines that cross existing Sandy Lake Rd. pavement to be bored to
reduce impact on traffic.
• Added a sanitary sewer manhole at the Georgian Dr. intersection to create a vertical PI to
increase cover.
• Removed sanitary sewer manhole at the end of proposed sanitary sewer line 'A-1' due to
an existing driveway.
• Lowered sanitary sewer line 'B' from Sta 1+79 to Sta 4+68 so that proposed sewer line
`B-1" had a steeper grade. Per conversations with the City, existing sewer line 13-1' is very
flat and has issues maintaining flow.
• Added pressure rated pipe and cement stabilized backfill to sanitary sewer lines at some
water line crossings to comply with TCEQ requirements.
• Lowered proposed sanitary sewer line `B' from Sta 4+68 to End to maintain proposed flow
line elevations below existing flow line elevations and avoid any issues with existing sanitary
sewer services not being able to tie-on.
• Lowered existing 24-inch water line at the proposed 8'x4' box culvert, storm drain line `G'.
The existing water line elevation was shown incorrectly in the proposed storm drain profile in
the previous submittal and would have been in conflict with the proposed storm drain.
Lowering the 24-inch water line allows the proposed 8'x4' box culvert to be lowered also,
increasing separation from the proposed 10-inch sanitary sewer line 'B'. Lowering the 24-
inch water line will also involve removing and replacing the blow off assembly.
