This offer is based on prior conversations with John Dobecka concerning the encroachment of the
irrigation line on your property and the potential resolution by virtue of the dedication of an
Irrigation Only Easement.
The City of Coppell offers the following:
1. The acquisition of a permanent Irrigation Only Easement of 1,896 square feet for a purchase
price of $2.00 / square foot.
2. The prohibition of the usage of the Irrigation Only Easement by any utility company in the
future, with the exception of the existing City of Coppell irrigation line.
Total 1,896 SF x $2.00 = $3,792.00
If this offer is agreeable to you, please sign below, return to the City and it will be processed for
payment. After processing the check, a mutually agreeable time to meet to notarize the document
in exchange for the check will be scheduled.

COUNTY OF DALLAS KNOW ALL MEN BY THESE PRESENTS
THAT, Kimberly Dobecka of the County of Dallas, State of Texas,
for and in consideration of ONE DOLLAR, and other good and valuable
considerations paid by the City of Coppell, a municipal corporation of
Dallas County, Texas, receipt of which is hereby acknowledged, does
hereby grant, bargain and convey to said City, its successors and
assigns, an irrigation easement and the right to construct, reconstruct
and perpetually maintain irrigation facilities, together with all
necessary appurtenances thereto, and with the right and privilege at any
and all times, to enter said premises, or any part thereof, as is
necessary to the proper use of any other right granted herein, and for
the purpose of constructing, reconstructing and maintaining said
irrigation facilities, and for making connections therewith, in, upon and
across that certain tract or parcel of land in Dallas County, Texas,
being described as follows:
EXHIBITS "A" and "B ", attached hereto and made a part hereof.
TO HAVE AND TO HOLD the same unto the City of Coppell, its successors
and assigns.

BEING a 10 foot wide strip of land located in the J. HENDERSON SURVEY,
Abstract No. 629, Coppell, Dallas County, Texas, and crossing the Tract
of land conveyed to Kimberly Dobecka by the deed recorded in Volume 2001,
Page 379 of the Deed Records of Dallas County, Texas. Said 10 foot wide
strip of land being more particularly described by metes and bounds, as
follows:
BEGINNING at a point in the new South right -of -way line of Sandy Lake
Road, at the intersection of the East right -of -way line of Dobecka
Drive. Said Point of Beginning, also being the Southwest corner of
the Tract of land conveyed to the City of Coppell for the right -of-
way expansion of said Sandy Lake Road, by the deed recorded in
Volume 97175, Page 4324 of the Deed Records of Dallas County,
