City of Coppell Engineering Department 255 Parkway Boulevard Coppell, Texas 75019 RE: CHAUCER ESTATES Job No. 91001-0 Dear Ken: Enclosed for your review are two copies of the Erosion Control Plan for final stabilization of the referenced addition. Final stabilization measures consist of cultipack seeding of disturbed areas in the subdivision, silt barrier fence to control erosion in the drainage ditch on the West side of the development, and an allowance to clean-out the storm sewer system discharging along the North property line. I have applied a percentage ranging from 50% to 100% of the anticipated construction costs to be incorporated into the final bond amount for erosion control. Please note that the unit prices are estimates and subject to revision once contracts are drawn and erosion control work completed. Our estimate anticipates a bond amount of $2,450.00 for this development. I have instructed my client that a Notice of Termination (N.O.T.) should be filed with the Environmental Protection Agency once final stabilization has been established. Any erosion control measures required after the N.O.T. has been filed shall be the responsibility of the home builder. My client also inquired into the time period of the bond. He feels that this subdivision could be completely built-out before the two- year bond has expired. Does the City have provisions in the bonding requirements that allow an early release of funds if the lots are substantially (or completely) built-out?
