Dear Mr. Nelson:
This letter is in response to your inquiry regarding the availability of City utilities for the parcel
contained in the legal description below:
A 18.09 acre tract of land consisting of a two building development currently served by all
utilities and known as Gateway Business Center Phase One, 1225 Freeport Parkway
(Building One), and 1275 Freeport Parkway (Building Two). This land is situated in the City
of Coppell, Dallas, County, Texas being located in the Cordelia Bowen Survey, Abstract
Number 56, the Joel Wilson Survey, Abstract Number 1555 and being part of Tract 1 (Tract
X111) of Exhibit A to Catellus Land and Development Corporation as recorded in Volume
2003257, Page 3287, (D.R.D.C.T.). This land is sandwiched between parcel 6 above, west
of Freeport Parkway, and north of 1 -635.
To the best of my knowledge the utilities are as follows:
WATER:
There is a 12" water line in Freeport Parkway, a 12" water line in Fritz Drive, a 12" water line in
Airline Drive, a 12" water line in Wrangler Drive and a 16" water line in Dividend Drive.
SANITARY SEWER:
There is a 12" sewer line in Freeport Parkway and an 8" sewer line in Fritz Drive.
The City of Coppell will permit connection to these lines by the adjacent property owners /developers
upon payment of appropriate connection fees. As always in the development of the property, the
engineer should determine whether the existing utilities available to the site are adequate to service
this site or if additional pumping and /or storage facilities are necessary for fire protection. If you

the Cordelia Bowen Survey, Abstract Number 56, and further being all of Lot 1 R1 of Lots
1R1 and 2R1, Block C, Gateway Business Park No. 11, an addition to the City of Coppell as
recorded in Volume 2003224, Page 204, Deed of Records of Dallas County, Texas,
(D.R.D.C.T.), and being a part of a tract of land described as Tract 4 (Tract XIV) of Exhibit A
to Catellus Land and Development Corporation as recorded in Volume 2003257, Page 3287,
(D.R.D.C.T.). This land is located at the south east corner of Dividend Drive and Freeport
Parkway.
To the best of my knowledge the utilities are as follows:

located in the Joel Wilson Survey, Abstract Number 1555, and the James A. Simmons
Survey, Abstract Number 1296, being all of Lot 1, Block A, of Gateway Business Park
No. 2, an addition to the City of Coppell, as recorded in Volume 98043, Page 00001,
Deed Records Dallas County, Texas, (D.R.D.C.T.). This land is a drainage easement on
the south side of Fritz Drive west of Freeport Parkway.

A 5.58 acre tract of land situated in the City of Coppell, Dallas, County, Texas being
located in the Joel Wilson Survey, Abstract Number 1555, being a part of a tract of land
described to Santa Fe Pacific Realty Corporation (subsequently becoming known as
