ihe City of Coppeii has received and rev!ewed the referenced plans and has
the fo!iowlng comments to offer:
!he typical street section on Plate #2 shows the 4 foot
sidewalk adjacent to the back of curb. Please be advised that
any sidewalk adjacent to the back of curve should be 5 foot in
width. However, our subdivision rules require that the
s~dewa!k be placed i foot off the property line. Also, as per
the subdivision rules, the sidewalk should be shown in the plan
view and a note should be provided as to the schedule when the
sidewalks will be installed.
A vertical curve should be provided between Station 6 + O0 and
8 * 00 on Dickens Drive.
Additional informatien should be provided concerning the slopes
between Alley A and Heartz Road. There appears to be
approximately a 4 !/2 foot difference in grade.
4 The drainage areas for the on-site drainage basins are very
unusuai. Please reevaluate to ensure that this is the pattern
that the lots will be graded by.
5) Profiles should be provided for all laterals and pipes.
6) Xore detaiis should be provided for the proposed wye inlet
adjacent to Lot 2 Block C, i.e. the ditch section and the
existing ground should be provided.
7} The inlets at Station 6 + 03 on Dickens Drive should be
relocated further south. The street capacity on Dickens Drive
is only approximately 15 CFS.
8) As we discussed on June 4, 1992, I have some concern about the
hydraulics of the system. In several locations the hydraulic
grade line of the 100-year storm is above the top of pavement.
This occurs on both systems leaving the proposed lake area.
Please reevaluate and comment on this situation.

9) The proposed 9 by 5 reinforced box culvert is entirely
submerged in water at all times. It is my opinion that this
pipe will experience siltation over time and could become a
problem. Please comment how you intend to address this
problem. Also, at the Development Review Committee meeting we
were notified that the normal pool elevation for the lake will
be raised to 459.5. Please comment as to how this will affect
your drainage design.
The service connections for the water line along Dickens Drive
should be shown.
1!) As we previously discussed, a sewer line should be stubbed out
for the property to the west. It appears that the stub should
be between lots 21 and 22 of Block C.
12) A material list for the waterline at the intersection of
Tennyson Place and Park Valley Drive should be provided.
13) Note 25 of the general notes should also state that the maximum
cover of the sewer service is 6 foot.
14) The proposed manhole at Station 1 + 53.2 of Line A and Station
0 + 00 Line B is shown in one place as a drop manhole and not
as a drop manhole in another place. These should be consistent.
i5) The slope on the sewer line for Line A exceeds the maximum
allowable slope. Please reevaluate.
16} The proposed drop manhole should have concrete encasement as
per our standard details.
17) All inlets should be shown on the site grading plan.
i8) Notice the locations that the site grading plans and the
drainage area maps are inconsistent. These two documents
should be consistent.
19) Please reevaluate the flow arrows shown on Lots 21 and 22 Block
B.
There are various other minor comments throughout these plans. Once all
comments have been addressed, the revised set of plans should be
resubmitted to the City for review. If you should have any questions
