Dear Mr. Daniel:
· I have reviewed the referenced plans and have the following comments to
offer: .-
Cover Sheet: i) The three paragraph plan approval note (copy
attached) should be added.
2) The standard details should be added.
3) Landscaping and irrigation plans and details
should be provided.
Plat: 1) The 15' water easement between Lots 14 and 15, Blk
A should be changed to a 16' water easement.
2) There is about a 20' offset in right of way in
Harris Street between this plat and the plat to the
south. Plans for Harris Street and Bethel School
Road should be provided to ensure that the proper
right of way is dedicated off of Lot 1, Blk A and
that the location of proposed Bethel School Road
will align with existing Bethel School Road to the
east.
Sheet 1: 1) All sheets should be sealed.
Sheet 2: 1) The plan view should show the removal of the
existing driveway on Harris Street.
Sheet 3: 1) An offsite drainage easement should be provided for
the outfall of the 48" RCP. This system should
also be coordinated with the Harris Street/Bethel
School Road improvements. Please respond as to the
anticipated timing on that project. Depending on
the timing, the proposed system may need to be
extended at this time to the existing drainage
channel.

2) The drainage area map shows the portion of the Kaye
Street right of way north of Lots 19 and 20, Blk A
draining to the west. However, the natural flow of
the water, based on the contours, is south between
Lots 19 and 20, Blk A. You should show a grade to
drain along the north side .of this subdivision so
that this water will flow to the 36" RCP.
Sheet 4: 1) See note No. 2 above about showing a grade to
drain.
Sheet 5: 1) Show the proposed street header for Bethel School
Road and ensure that the 12" valve is not located
in the street header.
2) Show the type of pipe and embedment in the profile
view.
3) The proposed 8' waterline between Lots 14 and 15,
Blk A should be extended westward to tie into the
existing 8' waterline in Kaye Street. This will
provide a second source of water to Chautauqua and
loop the existing system.
4) You should show concrete encasement around the drop
manhole at Station 3+42.57 Line 'A'.
Sheet 6: 1) The lot grading plan is inconsistent with your
drainage area map. You should either revise it or
your drainage area map and calculations so that the
two are consistent.
2) It appears from your lot grading plan that Lots 5,
6, and 7, Blk A are being filled and therefore, the
tots that face on Brooks Lane may not drain.
Please reevaluate the lot grading plan in this area.
Also, as per City Ordinance No. 91514 entitled 'Erosion and Sedimentation
Control Code", an erosion and sedimentation control plan shall be included
in the engineering construction plans. I have enclosed a copy of the
ordinance for your information.
I am providing the marked-up plans along with this letter. Once all the
changes have been addressed, please return the marked-up plans along with
the revised plans.
