1. There will be additional comments during detailed engineering plan review.
2.The subdivision ordinance requires new development to be tied into the City’s
sanitary sewer system. The closest sanitary sewer is in Trinity Court. A variance
request would need to be included to stay on the septic system and the septic system
will need to be inspected, certified and brought up to code.
3.The subdivision ordinance also requires that new developments tie into existing City
water lines. We will ask that this be done without a variance. There is an existing
stub out to this property that can be tied into.
4.An engineer will need to get involved for the design of the utilities, paving and
drainage.
5.The paving will need to meet City of Coppell engineering standard details.
