(Planned Development-240 Revision 4-Highway Commercial), to amend the
12.36 acre Concept Plan and to attach a Detail Site Plan on 6.13 acres to allow
the development of a two-story medical/office building with a 19,929-square-
foot hospital and a 18,986-square-foot medical office located on the north side
of SH 121, approximately 270 feet west of Denton Tap Road, at the request of
Baylor Emergency Medical Center, being represented by Brent Murphee,
Dowdey, Anderson and Associates, Inc.

AFTER P&Z
1. There will be additional comments during detailed engineering plan review.
2. The drainage onsite will be private, therefore an easement will not be needed for the drainage
or utilities in the fire lane.
3. The drainage channel is a jurisdictional wetlands, the proper permits will need to be acquired.
4. Has TXDOT received any preliminary plans for the proposed driveway location, we will need
a copy of their approval permit/letter.
5. FYI, there is an existing property owners agreement for the maintenance and use of the shared
8" fire line loop.
