Dear Mr. Jones:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:

Provide roll-down curbs to allow for future barrier-free ramps at the drive approaches off
of Bethel Road.
Provide profiles for all proposed storm drain systems and include all pertinent hydraulic
data (HGL, Q100, V, S, etc.).
Provide a wastewater access device for the sanitary sewer at the property line.
The existing power pole shown interfering with the eastern driveway should be relocated.
Please submit a letter to the City Engineer requesting a variance to the Subdivision
Ordinance requirement for lime-stabilized subgrade. Increased concrete thickness or
strength with subgrade compacted to 95 % standard proctor density has been allowed in
the past.
Do not duplicate City Details in the plans.
Provide a profile for the proposed 8" sanitary sewer line. Also, show a complete plan
view of this line.
A sanitary sewer drop manhole is required if the difference between flowlines is greater
than 1 foot.
Provide a traffic control plan for the proposed sanitary sewer line construction. Also,
show how the connection will be made. Refer to City Standard sheet SD3 for pavement
repair.
10. Is the 15' utility easement shown for the sanitary sewer line an existing easement? If so,
provide the volume and page for the easement. Otherwise, provide the easement
documents for City review.
11. You are showing a cleanout on the proposed public sanitary sewer. Provide a manhole
instead for access purposes.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plann and two sets of revised plans to the City for
