Dear Mr. Garza:
This letter is in response to your comments on January 21, 2013 and includes
discussions from meeting with Mike Garza on January 23, 2013. The following
items have been addressed as per the referenced review:
1. Cover Sheet:
a. Need details for foot bridge.
Response:Bridge details included with landscape submittal,
prior to construction of the bridge.
b. Need details for outfall rip-rap.
Response:Callouts for rip-rap include reference to NTCOG
items for details. Ok per meeting.
2. Sheet C-6:
a. General note mark-ups.
Response:Requested changes have been made to the general
notes.
b. Call out#4 on 18"c.c.
Response:Call added to pavement sections.
c. Sampling Station.
Response:Per meeting with City,sampling station only
required for projects larger than 200 lots. No action required.
3. Sheet C-7:
a. Make sure there is enough fall from house to street. We do not
want area drains through curb.
Response:Added a 5'private drainage easement in front of all
RBN-3& RBN-4 lots for homebuilder to convey area drains into
main storm drain system. Per email correspondence with Mike
Garza on January 30,2013, the easement will be sufficient as
long as it is included in the HOA documents
b. Sidewalk crossing areas circled.
Response:Sidewalk crossing locations revised per meeting with
city(typical).

4. Sheet C-8:
a. Sidewalk crossing areas circled.
Response:Sidewalk crossing locations revised per meeting with
city. Bridge street crossing not changed per discussions
regarding no visibility issues.
b. Directional ramp instead of standard at intersection of Banbury
Road and Terrace Street.
Response: There will be two sidewalk connections to the west
ramp and only one on the east. Standard ramp need to remain
per email correspondence with Mike Garza on January 24,
2013.
5. Sheet C-9:
a. Pedestrian bridge to be submitted for engineering review.
Response: Will be included at time of landscape submittal
(typical).
b. Stake limits of grading.
Response:Limits of grading have been staked(typical).
6. Sheet C-13:
a. City of Coppell color and pattern per ordinance.
Response:Per email correspondence with Mike Garza on
January 30,2013 items may remain as is and will be included in
the license agreement. Exhibits for the color&pattern will be
provided(typical).
7. Sheet C-15:
a. Concerns with incoming traffic downhill to pedestrian crossing.
Response:Pedestrian crossing moved back to roundabout.
8. Sheet C-16:
a. Label PCCR on plan view.
Response:Per meeting with City, no action required as PCCR
station and elevation are called out in the profiles.
9. Sheet C-17:
a. Directional ramp.
Response:See response 4b.
10. Sheet C-18:
a. Minimum 100'vertical curve.
Response: Curve length changed to 100'.

11. Sheet C-20:
a. 20' R for alley entrance.
Response:All alley radii changed to 20'(typical).
b. Detail for"No Parking".
Response:Per email correspondence with Mike Garza on
January 30,2013 "No Parking"stamp detail can come later.

12. Sheet C-26:
a. Fall off in water
Response:Per discussions in meeting with city,pipe is under
the normal water surface of pond. No action.
