Ginn, Inc. 17103 Preston Dallas, Texas 75248 RE: Village Parkway Pump Station & Reservior Dear Sanford: The request by the Lakes of Coppell's Homewoners Association that we submit plans of the above referenced project for their review and approval has been discussed with the City Attorney, Larry Jackson. Larry and I agreed that the association desired to know the aesthetic quality of the project and after he reviewed the agreement associated with the ground storage tank site, it appears their request is within the parameters of the agreement. In your conversation with Ms. Ann Czarnecki, I'm sure she explained the purpose of their request. I believe that her request is in keeping with the comments above. I cannot authorize you to incur additional cost that's not within the scope of the project without appropriate change order and therefore request that you provide Ms. Czarnecki with the materials requested. In our conversation last week it did not appear that this was a complicated issue and I understood that you had available plans to serve the Lakes of Coppell Homeowners Association's needs. I have asked Sheri Moino, Administrative Secretary to review and determine if our files have the covenants, conditions and restrictions for the Lakes of Coppell including landscape guidelines. She will notify you once these documents have been located and will attempt to make copies or have a representative from Ginn, Inc. pick up' the documents for review. Sincerely, Steven G. The Lakes of Coppell Owner's Association has requested that 'we submit plans of the above referenced projects for ·.their review and approval. We were unaware of this requirement or this entity's jurisdiction on these projects. Since the City of Coppell is the Owner and will incur additional printing and special services costs related to this request, we will not release the plans to this entity without the City's written consent. Additionally, Ms. Czarnecki refers to the Lakes of Coppell Covenants, Conditions and Restrictions and the (LOC) Development and Landscape Guidelines in her letter. Box 478 Coppell, TX 75019 Re: The Lakes of Coppell Owners' Association Architectural Review Requirements Dear Mr. Goram: Thank you for your assistance yesterday regarding the issue of the Coppell water tower and appurtenant improvements being constructed in the Lakes of Coppell. As we discussed, the Lakes of Coppell Owners' Association has an Architectural Review Co~ittee in place which reviews plans for all improvements within the Association area for compliance with the Declaration of Covenants, Conditions and Restrictions recorded against the 'Property. Per your referral, I spoke with Mr. Sanford Case of Oinn, Inc., this morning, who requested that I send a letter regarding the requirement for plan submission before releasing the plans to me. Since the responsibility for compliance lies with the Owner of the property, I am addressing this letter to you. I am also enclosing a copy of the Lakes of Coppell Covenants, Conditions and Restrictions, as well as a copy of the (LOC) Development and Landscape Guidelines for your use. Thank you for your cooperation in getting the water storage project looped back into the Association's plan review process.
