This memo attempts to outline our discussions and direction we received from the City. Elevated Storage Tank 1. We reviewed the site plan for the proposed Wagon Wheel Park..The plan shows a 3.5 acre Service Center site generally adjacent to the south property line in the western half of the property. Although the site has adequate space and the elevations are generally acceptable, it appears a site located at the northwest comer of the Park is more desirable. 2. We briefly discussed the park planner's recommendation of possibly of locating the tank in the middle of a baseball field complex and using the tank for ball field lighting support, and concession facilities. Although this may work, we believe it will be most economical to construct the park facilities separate from the elevated storage tank. 3. We received both a print of the Park along with the electronic drawing file of the layout. At this stage our task is to recommend both a minimum foot print required for the tank site and the most desirable location for the tank considering hydraulics, site access, and site economics. We discussed a site that is generally 300'x 300'. 4. The tank site plan may include provisions for shared parking facilities with the park. We understand we may need to coordinate our final site plan with your park planner. 5. The park property has not been recently surveyed, but you provided us a copy of the field note description of the property. 6. Power is generally available along the west property line of the site. The City will confirm if it is 3-phase. 7. We understand the City desires to secure the tank site from public access with a perimeter fence of some kind. Perhaps the fence design and material could be coordinated with the park planner. 8. We discussed the possibility of providing a limited amount of public storage space in the column of the tank. If this is done, we should make provisions for securing the City owned equipment and instruments within the tank, including the access to the interior ladders. 9. We also discussed providing for 2- overhead doors for access in to the tank column. 10. Sandy Lake Road Water Line 1. In general, we discussed a water line route from Denton Tap road over to the proposed tank site that follows the southerly right-of-way line of Sandy Lake Road, the turns south along the west right-of-way of State Road to the north property line of Wagon Wheel Park, then west along the north line of the park over to the tank. 2. The water line will likely be constructed on private property in utility easements along Sandy Lake Road between Denton Tap Road and Coppell Road. From that point, there may be more flexibility in the routing and alignment choices. 3. We understand that T.U. Electric may have a utility easement along the south side of Sandy Lake Road. 4. In order to layout a preliminary alignment of the proposed water line, the following information would be helpful: · Record drawings of the Sandy Lake Road/Denton Tap Road intersection, including utility plans · any information confirming the right-of-way along both Sandy Lake Road and State Road. · Any existing, proposed or preliminary plats along the described water line route · Any known or proposed improvements to the roadways and drainage systems along the proposed water line route.
