ITEM: Magnolia North Addition, Preliminary Plat, a preliminary plat to subdivide 5.41
acres of property to permit the development of 28 single-family lots and three (3)
common area lots on land located along the south side of S.H. 121, approximately
260 feet west of North Denton Tap Road, at the request of AMBE Hospitality
Group, represented by Tommy Cansler, Timberland Creek Companies, Inc.

AFTER P&Z
1. There will be additional comments during detailed engineering plan review.
2. The subdivision ordinance requires a 50' ROW.
3. Where are the franchise utilities going to be installed? Additional easements will be
needed for them.
4. Provide a copy of TxDOT's approval of the driveway connections and the drainage
onto their ROW.
5. Re-configure the alley offsets.
6. Sidewalk will be required adjacent to SH 121.
7. A decel lane will be required for the entrances.
