Box 478 Coppell, Texas 75019 214-462-0022 May 12, 1995 Mr. Sid Hollingsworth Kwik Kar Lube and Tune 4725 Nail Road Dallas, Texas 75244 RE: Second Construction Review Comments for the $1.25 Dry Cleaners Dear Mr. Hollingsworth: The City of Coppell has received the referenced plans and has the following comments to offer: 1. Provide a plat of Lot 3 Block A. Also, provide a legal description of the property on the title sheet for filing purposes. On the site plan, the existing concrete is further east of the property line. Also, show the hike and bike easement. On the grading plan, the spot elevations and grades do not correlate with the As Built grading plans for Kwik Kar. Also, show the hike and bike easement, the base flood elevation of the 100 yr storm, the landscape buffers, and dedicate an additional 5' for the sanitary sewer. On the grading plans, revise the spot elevations at the locations shown, otherwise there will be standing water in the location shown on the plans 5. On the water and sewer plan, label the irrigation meter size, show the landscape buffer, relocate the cleanout to the edge of the easement. The bottom of the cleanout shall be no deeper than 6' with a minimum of 4'. Contact Howard Pafford at 304-3545 for any questions. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
