Fhc C,y ol Coppell has received the relerenced plans and has the followin~
1. On the site plan, show the ingress/egress for the driveway into the sh0¢Ping-center and the
fire lane/shared access easement to the cleaners from the ingress/egress.
Show Denton Tap Road and its R.O.W. Also. show the dimension from the edge of
sidewalk to the property line on the site plan.
3. Provide a plat of the Butch Addition and also a plat of Lot 3 Block A.
A construction detail of the proposed left turn lane into the shopping center is required on
the next set of review plans. The left turn lane and the shared access easement shall be
constructed before a certificate of occupancy is issued for Lot 3 Block A.
5. Label the fire lane and access easement on the site plan.
On the drainage area map, use a "C" of 0.6 for area "A' and a "C" of 0.9 for area "B".
Also, how is the water going to flow to the creek with the curb constructed'? Grade to drain
to the creek.
On the water and sewer layout, show the domestic and irrigation services and meters.
Also, the notes on the plans are illegible. Please provide us with a set of readable plans
on the next review set.
Core drill existing inanhole. Also, provide a cleanout for the 4" sanitary sewer line. A
future 12" sanitary sewer line will be in the area shown on the plans. You will need to
provide for future routing of the tap for this line.
9. On the boundary survey, dedicate an additional 5' for a sanitary sewer easement.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
