Also, the location of the nearest fire hydrant should be provided with those plans to insure that proper fire coverage is provided. As per the agreement when the preliminary plat of the Butch Addition came through, prior to the second user going in on lots 1-4 the left turn lane will be required to be constructed. It appears as though your property is the second user; therefore, prior to you obtaining approvals to move forward on your construction, the left turn lane will need to be constructed. It appears as though the left turn lane will generally be on the south side of your property. Therefore, along with the platting of this property the additional easements to insure that the 25' fire lane and mutual access easement can connect to the curb cut for the left turn lane will be required from lot 4. The City of Coppell is currently in the process of designing a sewer line which will go on the south side of this lot. Therefore, the City will require a 20 foot easement through panhandle portion of this property and a 10 foot easement along the south side of this property. You should contact this office prior to finalizing your utility service line to the building.
