Goodwin and Marshall, Inc. 6001 Bridge Street, Suite 100 Fort Worth, TX 76112 Dear Mr. Goodwin: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. Show adjacent streets and nearby streets across Sandy Lake Road. 2. Label sheets 2 and 3 as paving plan or similar. 3. The asphalt transition to Sandy Lake Road will need to meet the requirements of the Subdivision Ordinance. 4. Show all sidewalks with ADA ramps at intersections and shade to designate which sidewalks will be built with streets and which sidewalks will be built by homebuilder. The curb inlets on Castlebury Court near Sandy Lake Road may need to be moved to the south to make room for ADA ramps. 5. Extend concrete paving to right-of-way line and show an 8' brick paver band on the paving plan at the intersection with Sandy Lake Road. 6. Provide inlets to pick up drainage from the alley to Castlebury Court and show the alley warped to drain to inlets. 7. Use City of Coppell Standards for alley paving and headwall details. 8. Show existing grade at the back of Lot 11. 9. Provide some information regarding any drainage structure/channel located in the 5' drainage easement at the northeast comer of the property. 10. Show the proposed grade on the storm drain profiles. 11. Verify the depth of bore across Sandy Lake Road and the depth of utilities to avoid any conflict with the Sandy Lake Road reconstruction. 12. Provide some detail as to the alignment/construction of the 27" RCP under Castlebury Court along Sandy Lake Road. How will you grade the ditch next to the existing 24"? Do you have enough clearance to construct a beadwall? Provide a detail how the proposed system will be connected to the proposed Sandy Lake Road system. 13. Provide an 8~ water line smbout to the west located between Lot 7 and Lot 8. Also, reconfigure the end of the proposed water line and show a blow-off valve on the end of the line. A 20' easement will be required between the lots. 14. Indicate the size of the residential water meters on the water layout plan. There are various other minor comments throughout the plans. When all comments have been addressed, please return these marked plans and two sets of revised plans to the City for review.
