TRANSPORTATION:
Sandy Lake Road is a two-lane asphalt road within a vafia' ble-
width right-of-way, shown on the thoroughfare plan as a C4D
four-lane divided collector street to be built within a 110'-wide
right-of-way.

The preliminary plat comp. lies with the PD-Detailed Site Plan.
Staff points out that the 20' front building setback line is
permissible, even though a 25' front yard is required in SF7,
because up to 7 lots in the PD District (35 %) may deviate from
SF7 standards.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff rec. ommelgis approval subject to Engineering
comments.
