RE: Castlebury Court DRC Corpments
Dear Mr. Martin:
As a result of our telephor~e conversation yestexclay I have re-examined the overall land plan for the above
referenced project. The scenario that you proposed with a common drive entrance with the Texas Power
and Light Company (TP&L) protmt~, aligned on Trailwood Drive, is tmacceptable to us for the following
reasons:
1. your proposed alignment would r~sult in thc loss of one, and perhaps two, lots and would
probably necessitate two additional remaining lots to be PD lots. This would exceed the maximum
number of PD lots we are allowed.
2. As you know, Ryland Group tried unsuccessfully to purchase the TP&L property to incorporate
into this proposed addition. TP&L declined to sell stating that they were reserving the property in
case of future need. That future need might very well be a substation/switching station based on
continuing growth in the area. The proposed realignment of our street would mean that fight-of-
way would have to be acquired from TP&L on property that they have indicated they wish to keep.
If this COuld even be accomplished, it would result in delays that would be costly to Ryland.
3. While a shared drive is desirable on commercial or industrial properties to limit the number of
points of access onto the public street system, a shared drive between residential and non-residential
uses is very undesirable from the residential use point of view. These main entries into a
subdivision are typically heavily landscaped and screened to present an attractive "front door" and
a commercial/industrial use would not be compatible.
PIcase find transmitted herewith a revised layout of the intersection of Castlebury Court with Sandy Lake
Road. This alignment has bc~n revised to move Castlebury Court to the west far enough so the eastern curb
return onto Sandy Lake Road will occur before the beginning of the curb transition for the proposed low
point inlet thus eliminating the conflict. After you have had time to review this layout please call me at
metro (817) 429-4373 so we can discuss it and hopefully reach a mutual agreement on the alignment;
