RE: Estates of Cambridge Manor / Hike and Bike Trail
Dear Ms. Garmen:
This letter is written as a follow-up to a previous letter from Jim Witt, City Manager,
concerning the construction responsibilities for the proposed Hike and Bike Trail along
Denton Creek contained within the Estates of Cambridge Manor subdivision. As stated in
the letter, the developer, because of the fact that he paid Park Fees, is not responsible for
the construction of the trail. Since receiving that letter, you have contacted the City of
Coppell asking for further clarification to insure that the homeowners of the Estates of
Cambridge Manor would not have financial responsibility for the construction of the trail.
Please be assured that the construction of the trail is not a developer nor a homeowner
responsibility, but a future responsibility of the City of Coppell by virtue of the fact that
Park Fees have been collected for this development. At some point in the future, when the
trail is constructed, the maintenance responsibility for the concrete portion of the trail will
also be a City of Coppeil responsibility. The trail meanders through a common area to the
Estates of Cambridge Manor and the maintenance of the common area will still be the
responsibility of the Homeowner's Association.
In summary, the Homeowner's Association for the Estates of Cambridge has no financial
responsibility for the construction of the trail nor the future maintenance of the trail.
