minimize flood damage potential to the proposed development, you are hereby directed to construct your proposed
development in accordance with the following special provisions:

(,,/j Compliance with the development standards of Coppell Floodplain Ordinance 1194639 including but not limited to:
• For residential structures, the lowest floor (including basement) must be elevated to two (2) feet above the 100 -
year base flood elevation or one (1) foot above ultimate condition whichever is higher. Certification of the
lowest floor must be submitted from a registered professional engineer, architect, or land surveyor.
• For non - residential structures, the lowest floor (including basement) must be elevated or floodproofed to two
(2) feet above the 100 -year base flood elevation or one (1) foot above ultimate condition whichever is higher.
Certification that the floodproofing methods are adequate to withstand the flood depths, pressure, velocities,
impact and uplift forces and other factors associated with the base flood must be submitted from a registered
professional engineer or architect.
• For fill activities, the permittee must submit certification from a registered professional engineer or land
surveyor that the level of the compacted fill materials is at or above the elevation of the Base Flood.

S. All construction shall be in compliance with, but not limited to, the City of Coppell
Subdivision Ordinance, Standard Construction Details, Streetscape Plan and approved
plans. The contractors shall adhere to the City's Erosion and Sedimentation Ordinance.
6. Applicant shall provide a copy of approved plans, specifications and related cost estimate
or contract of the proposed construction for the purpose of permit fee calculations.

7. A Construction Permit Fee in accordance with the City of Coppell Fee Ordinance shall be
paid prior to beginning work.

Any work requiring closing of a lane of traffic, street, or alley must be approved by the

As per the City of Coppell Subdivision Regulations, the Developer shall pay 4% of the cost of the items to be permitted and inspected by the
Engineering Department and dedicated to the City. The Developer shall pay 2% of the items to be inspected by the Engineering Department, but
not dedicated to the City such as parking lots, private utilities, private drainage systems and so forth. Inspection fees are due on or before the
date of the Pre - construction Meeting.
