CONSULTING ENGINEERS August 11, 1989 Architectural Review Coordinator, CMA TriWest Plaza 3030 LBS Freeway Suite 1300, L.B. 20 Dallas, Texas 75234 Re: Village Parkway Pump Station and Reservoir City of Coppell, Texas Dear Ms. Czarnecki: Per your June 23, 1989 request, we are submitting the following additional information for the Committee's review. 1) We foresee no problems with a "temporary" approval of the site drainage system. As we discussed, the installation of an enclosed drainage system with the un=reclaimed trncts to the south and west would be cost prohibitive for the City. At such time as these tracts are reclaimed and developed to acceptable elevations, the requirement of an enclosed drainage system would be practical. 2) Manufacturers' data sheets are enclosed for the exterior lighting of the site and building. The exterior front porch lights are 50 watt mercury vapor lamps. The building mounted security lights are 175 watt metal halide and the onsite street lights are 250 watt metal halide lamps. 3) The proposed Landscape and Irrigation plan for the site is enclosed. This plan has not been formally approved by the City; however, we do not anticipate a deviation from the general concept. The plan includes base bid and alternate landscaping. At this time, we anticipate that adequate funds will be available to install the entire plan. We will notify the Committee of any changes to this plan. 4) As shown on the Landscape plan, 5 gallon trumpet creepers will be planted along the entire chain link fence. In addition, the chain link fence will receive a dark brown PVC coating for aesthetics. It should also be noted that the chain link fence will be set back +40 feet from the ROW line of Kimbel Kourt and the south property line. The chain link fence will be set back +150 feet from Village Parkway. 5) We will request the Contractor to adjust the clearance underneath the wrought iron fence to 3 inches or less.
