RE: Christ Our Savior Lutheran Church
Dear Mr. Riley:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Provide the Final Plat for the Christ Our Savior Lutheran Church in the Civil Set.
2. Delineate between areas of existing paving and proposed paving on the Paving and
Grading Plan.
3. Indicate the quantity of the pavement sawcut and removal for the driveway at Heartz
Road.
4. Please refer to the City of Coppell Construction Standards for all paving details.
5. In the paving design legend, refer to the letter sent to the City Engineer requesting a
variance to the Subdivision Ordinance. Note that any variance to the paving requirement
applies to private paving only, and that any paving in City right-of-way needs subgrade
stabilization.
6. Per the City of Coppell Subdivision Ordinance, storm drain pipe should be RCP with a
minimum diameter of 18". Variances to the material requirement can be requested for
private storm drain by letter to the City Engineer. No variance will be granted for storm
drain to be maintained by the City (in the right-of-way or in the drainage easement to the
south).
7. Regarding the proposed storm drain system along the south of this property, all low-point
inlets require a minimum of 21' lateral. The City of Coppell has standard drop inlets in
its Standard Construction Details. Please use these for the area drains along the south
property line.
8. Please provide hydraulic data for the storm drain system located along the south property
line. The plans for this main storm drain indicate very little available capacity. If you are
proposing detention areas, please delineate these areas and pertinent data on the plans.
9. Are you proposing to discharge any storm water onto London Way? The Westbury plans
indicate that all storm water should be picked up on-site.
10. If the water vault is not currently in the right-of-way, please provide a 20'x20' utility
easement for future repair and maintenance.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
