RE: Villas of Southwestern
Dear Sir or Madam,
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Grading plan-
1. The retaining wall with deep foundation will need to be signed and sealed by a professional
engineer. Any wall 4' or greater will need a design submitted.
Paving Plan—
Storm drain plan-
2. You will need permission from the CISD to install the drains from their parking lot.
3. You will be having high erosive velocity from the outfall, you may need to install energy
dissipaters and/or extend the rock rip rap.
4. You will also need to install permanent stabilization over the pipe and behind the headwall.
Sanitary sewer-
5. Add a clean-out at the most upstream end.
6. The sewer service for lots 5 and 6 will need to be on the downstream side of the water
service.
Water-
7. The water line that you are tying into is a 12" so you will need a tapping sleeve and valve,
and not a tee.
8. Stop the stub out at the property line to the west and add a plug and valve.
9. Call out the fire hydrant assembly which should include a valve.
The City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All

contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
If you have any questions, please contact me at your convenience.
Sincerely,
