Kimley-Horn & Associates 5750 Genesis Court Suite 200 Frisco, TX 75034 RE: Westhaven Subdivision (2"d submittal) Dear Mr. Harris, The City of Coppell has reviewed the referenced plans and has the following comments to offer: General- 1. What is TXDOT's final response to the entrance median? 2. Provide copies of all approvals from TXDOT. Grading Plan- 3. Has the creek side erosion been looked at? Is there any erosion protection planned for the backside of the ponds facing the creek? The HOA will be responsible for any erosion issues on this side of the creek. FYI, any erosion issues found on the opposite side of the creek on adjacent property (The Mansions and Asbury Manors) should be their responsibility but they might blame Westhaven Development. The contractor/developer should take video/pictures of the creek bank for future reference. Paving Plan- 4. The use of valley gutters is not permitted in Coppell per the Subdivision Ordinance. Remove some of the text that still calls out valley gutters. Drainage and Storm Drain Plan- 5. Double check all crossings. 6. Double check capacity calculations in the pipe. 7. Check the plan and profile stationing on the storm drain,they do not correspond. 8. The temporary grade to drain will need to have vegetation or erosion protection established. 9. The headwalls in Denton Creek should be tied to piers a minimum of 10' below the creek bottom. 10. Submit landscape plans as soon as possible to show the bridge and detail. 12. Include sheet C-45. There may be additional comments throughout the plans that need to be addressed. The City of Coppell has reviewed the plans for the referenced addition which will be approved with the comments above addressed. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
