Please find attached the segment of our Cypress Waters Master OPCC built for our appraisal partners, reflecting the land
use scenario described in the bullets below:
Approximately 342 acres of land demand area — reflects original Billingsley purchase and includes condemnation
land areas
• No school demands reflected
• Projected Land Uses as follows
0 10,843 combined multifamily and townhome units
0 600,000 SF of office space
0 100,000 SF of retail space
The resulting changes in water and wastewater demand due to adjusting the projected office and retail land uses were
minimal. Total Projected Construction Cost Opinion for the wet utility transmission and storage elements is currently
$11,535,545 without contingency and engineering /survey /testing factors. Infrastructure elements outside these are not
evaluated in this OPCC.
