Re: Rosebriar Coppell, Texas Mr. Garza, As you are aware, during the final walk through for city acceptance of Rosebriar, a question was raised regarding the drainage of the lots which front on Dobecka Lane and back up to the common area within Rosebriar along the west side of Rosebriar Court. Since Rosebriar Court is well below the common property line between the two properties, we & not anticipate any drainage issues in the future. However, during the landscaping of our common area, due the variations in the existing ground profile along the common property line, portions of the sod may have been placed at a level which may delay drainage water from the back of the Dobecka Lane lots to enter Rosebriar Court. We don't believe this will cause any problems in the future however as long as we control the HOA or a maximum of 2 years, if either of the Dobecka Lane residents which back up to our common area raises a valid concern regarding the drainage off the back of their lots, we will lower the grade in our common area at an agreeable location on that lot so there is no back up of drainage water.
