The subdivision Cambridge Manor, which is north of Deforest Road, has a total of 47 lots
planned for construction. Of those 47 lots, 16 lots will have retaining walls in the back of their
lots. The specific locations of the lots with retaining walls are as follows: (Also see attachment
1 for the lot locations on the subdivision map).
Block E Lots 1 through 5
Block A Lots 1 through 7
Block B Lots 1,2,9, and 10.
In order for the Engineering Department to review the different retaining wall designs, please
provide us with a set of structural engineering plans for the retaining walls to be built in each
of the specific lots stated above before a building permit is issued for each of them.
Furthermore, please refer to attachment 2 in regards to construction on Lot 8 Block C. Thank
you in advance.
If you have any questions, let me know.

Dear Ken:
Reference our letter, dated December 12, 1994, regarding having
the weir "temporarily" removed from the conditions necessary
to receive our final certificate of substantial completion from
The City of Coppell, scheduled for December 20th and 21st, 1994.
Based on my meeting with Atul Patel, December 15, 1994, the
weir/dam will be "temporarily waived" from the final approval
with the following restrictions and/or guidelines:
- Until such time as the weir is 100% complete and
given final approval by The City of Coppell, no
building of any kind will be permitted on LOT 8/
BLOCK "C" in The Estates of Cambridge Manor.
- Further, until such time as the weir is 100%
complete and given final approval by The City
of Coppell, no more than twenty-three (23) lots
in The Estates of Cambridge Manor shall be given
building permits by The City of Coppell to commence
the building of single-family dwellings.
Ken, based on the findings of our engineer, Bill Anderson,
and the contractor, Ron Robertson, the weir should be 100%
complete by the end of February 1995. However, I will keep
your office abreast of the progress on a weekly basis until
such time as it is ready for a "final" from The City.
Thanking You and your staff for your approval of our request
for a "waiver" on this item and if you have any questions
regarding the weir, please feel free to call me anytime @
214/ 908-1068.
Sincerely,
resident/
