Dear Ken:
Reference BEAMER DEVELOPMENT's letter of December 12, 1994,
page two, item number three (3), regarding the removal of
a trash pile located due south of our six (6) acre lake on
Phase Two of The Estates of Cambridge Manor.
We had a start date of December 10th, 1994 and a completion
date of December 16th, 1994, however, all three (3) contrac-
tors who submitted bids/estimates on the aforementioned
trash removal advised against starting the job due to the
extreme saturation of the soil on the area in question.
The equipment that will be used will be either a two (2)
ton truck or two and one-half (2½) ton truck, plus a
"chipper" to trim large trees/branches prior to hauling
the material off the premises. Therefore, we would like
to make you and your staff aware that as soon as the soil
conditions are dry enough we will commence the "clean-up"
of trash due south of the six (6) acre lake on Phase Two
of The Estates of Cambridge Manor. The actual work, once
set into action, will take from three (3) to five (5) working
days to complete the trash removal (see attached plat).
Additionally, as a matter of record, Beamer Development, Inc.
will be solely responsible for the adjustment, if required,
of two (2) manholes, to wit, LINE "A"/STATION 13+97.91 on
LOT 2/BLOCK "A", and LINE "A"/STATION 19+83.36 on LOT 1/
BLOCK "B" when these lots are built-out and/or given building
permits from The City of Coppell (see attached "manhole" plat).

that this temporary delay in the removal of the trash/debris
will have on our "final" from The City of Coppell.

Facts and Figures Regarding
"The Estates of Cambridge Manor"
Coppell, Texas
In June of 1994, The City Council of Coppell approved T!-_tE ESTATES OF
CAMBRIDGE MANOR as a Planned Development with Single-Family Lots 12,000
Square Foot minimum (SF-12). Beamer Development owns 6.216 acres to the east of
Phase One and Two and has an option on approximately twelve (12) more acres on
Deforest Road. Paving will begin in September 1994 and will be completed on or
about October 15, 1994. Building permits will be issued on or about December 1st,
1994. This community is unique in Coppell, as it is the first to be approved by the
city with NO ALLEYS and NO FRONT-ENTRY or FRONT SWING-IN garages.
Garage doors will not be visible from the front of the homes.
LOTS
· Forty-six (46) lots in Phase One and ten (10) lots in Phase Two (scheduled
to open in June 1995).
· All lots will be a minimum of one-hundred (100') in width and eighty-five
(85') in width at the building line in cul-de-sacs.
· Average size lot... 14,800 Sq. Ft.
AMENITIES
· The heavily treed "common area" for residents is approximately three (3)
acres and contains:
BASKETBALL COURT (50' x 94' with benches on both sides)
HIKE-N-BIKE TRAIL (lighted with a turn-around at each end)
ENTRY will be 262 feet in length and features a "hut" that can be converted
into a security gate when the Homeowners Association takes over the
community.
LOCATION
· Easy access to MacArthur Blvd., Vista Ridge Mall and Interstate 35.
· Denton Creek is approximately two-hundred feet (200') in width and features
an island in the center.
