Dear Ken:
Pursuant to a preliminary walk-thru of The Estates of Cambridge
Manor with MR. LARRY DAVIS (City of Coppell), MARK WAINSCOTT
(Beamer Development) and myself on Monday, December 5th, 1994,
the following items are hereby presented to you for your infor-
mation and approval:
ITEM DISCUSSED: Larry was concerned about the erosion control
at the entry due to the steep banks of dirt
on both sides of the approximately two hundred
sixty (260') foot entrance to The Estates of
Cambridge Manor.
ACTION TAKEN: Larry was presented with the current land-
scape plans for The Estates of Cambridge
Manor and stated that although it would
control erosion we still need to address
the problem now. We will have silt fencing
in place on both sides of the entrance not
later than December 16, 1994.
ITEM DISCUSSED: Larry pointed out that erosion control was
needed around the six (6) acre lake on the
east side of phase one of The Estates of
Cambridge Manor.
ACTION TAKEN: We will have the entire banks of the lake
...! raked and seeded not later than Monday,
December 19, 1994.
ITEM DISCUSSED: Provide silt fencing between all lots with
"V" ditches that carry run-off water to paving
areas. (PUNCH LIST ITEM)
ACTION TAKEN: Silt fencing will be provided between these
lots not later than December 19, 1994.

ITEM DISCUSSED: Larry pointed out that erosion control was needed
at all wheel chair ramps at the corner of the
streets and also at all inlets. (PUNCH LIST ITEM)
ACTION TAKEN: There will be approximately thirty (30) linear
feet of erosion control at the wheel chair
locations and approximately twenty (20) feet
of erosion control at the inlets. We will solve
this problem with silt fencing, which will be
in place not later than December 16, 1994.
ITEM DISCUSSED: Larry explained that The City of Coppell requires
an EROSION CONTROL MAINTENANCE BOND LETTER along
with a fee to be held by The City for a period of
two (2) years to insure compliance with future
erosion control.
ACTION TAKEN: The City of Coppell will receive the EROSION
CONTROL MAINTENANCE BOND LETTER along with the
appropriate fee and/or bond not later than
December 16, 1994.
ITEM DISCUSSED: Larry pointed out that a trash pile located
at the south end of the six (6) acre lake had
to be removed. (PUNCH LIST ITEM)
ACTION TAKEN: The contractor was contacted on December 6, 1994,
and will start the clearing of trash on Saturday,
December 10, 1994 and be completed not later than
December 19, 1994.
ITEM DISCUSSED: Larry pointed out that the area from the northeast
corner of the EHLERS property (see attached plat)
to our lake needs to be shaped for drainage in
order for the run-off can flow to the lake.
ACTION TAKEN: Dowdey, Anderson Engineering was made aware of
this drainage problem and will commence re-shaping
for proper drainage on Monday, December 12, 1994
with a completion date of December 16, 1994.

ITEM DISCUSSED: Larry requested that Dowdey, Anderson Engineering
submit an "as-built" drawing of the slopes of the
banks of our six (6) acre lake to The City of
Coppell Engineering Department to meet the current
specifications setforth in the plans previously
approved by The City. Another option would be to
re-submit "slope grading" plan for review and
approval if existing grading plan is to remain.
ACTION TAKEN: Dowdey, Anderson Engineering was contacted, this
date, and will re-submit new "as-built" drawings j.
to The City not later than December 15, 1994.
ITEM DISCUSSED: The excavation of the dirt from the weir was dis-
cussed and what our plans were to dispose of same.
ACTION TAKEN: The dirt from the weir will be transported to
LOT 5/BLOCK "E" (northwest corner) to have that
particular lot "built-up". The purchasers, Joe
and Tina Boyd, will have the dirt tested and
compacted per city regulations and will contact /
The City regarding this item not later than
December 14, 1994.
ITEM DISCUSSED: Larry and Atul Patel (City of Coppetl), visited
the site and were concerned about the lack of
visibility when exiting The Estates of Cambridge
Manor, which is caused by landscaping and trees
located on the southeast corner of the TERRY
property (see attached plat).
ACTION TAKEN: I will personally visit Mr. & Mrs. TERRY, and
ask them to possibly trim or remove the present
landscaping and trees to allow adequate visibility
as you exit The Estates of Cambridge Manor. This
visit will take place this weekend (December 10th
or 11th) and I will have a written report on same
not later than Monday, December 14, 1994.

ITEM DISCUSSED: Larry pointed out that due to the current conditions
of Denton Creek, to wit, the height of the water
in the creek; the constant fluxuation of same and
the fact that the soil around the creek is saturated,
it would be almost impossible to actually commence
the installation of the weir at this time.
ACTION TAKEN: The final plans for the weir have been approved
by The City and the contractor is ready to commence
the installation of same. However, due to the
current condition of Denton Creek, as mentioned
above, and the fact that seven (7) homes are already
designed and ready to be built, we are hereby
requesting that the plans for the weir be removed
temporarily from the conditions necessary to receive
our final certificate of substantial completion.
We will, however, make every effort to commence
building of the weir as approved by The City and
keep your office apprised of same on a weekly basis.
Ken, in closing, the installation/building of the weir is a "key"
component in controlling the flow of water in The Estates of Cambridge
Manor, however we feel at this time "our hands are tied" due to the
fact that we have no control over the weather, nor the release of
water into Denton Creek by The Army Corps of Engineers. On the
other hand, all other conditions stipulated by The City will be
completed as outlined in this letter. Additionally, I have instructed
Dowdey, Anderson Engineering and Ro~Robertson, the contractor
installing the weir, to keep your office abreast of the progress
on a weekly basis and hopefully, we can have the weir operational
by February of next year.

of our request pertaining to the weir. If you have any questions,
