RE: Second Construction Review Comments for the Cambridge Manor Estates
Dear Mr. Anderson:
The City of Coppell has received the referenced plans and has the following comments
to offer:
Provi'de a signed plat before the final walk through.
2. Show, on sheet 1 of the paving plans, the required sidewall( in common areas
7 and 8 as per the City of Coppell Subdivision Ordinance.
3. On line "A" of the storm sewer plans, provide rip-rap for the headwall.
4. Replace the existing landscaping that will be removed for the construction of the
proposed 10" sanitary sewer.
5. Provide escrow for the sidewalk on Deforest Road.
6. Concrete encase the drop manholes at the locations shown on the sanitary sewer
profiles.
?. Grade to drain for the "Y" inlet.
§. A maximum slope of 3:1 for sloped headwalls is allowed for the 48" R.C.P.
storm sewer line "A".
9. On the final plat, the medians at the locations shown on the plat are blocking the
R.O.W. of the intersecting cross streets. Also, revise the common area details.
There are various other minor comments throughout ~hese plans. Once these
comments have been addressed, the revised set of plans should be resubmitted to the
City for review. If you should have any questions concerning these comments, please
