Cambridge Phase 1-CS 9308034. Valley Ranch Self Storage Addition, Preliminary plat, located along the south side
of Beltline, 1,320 feet east of MacArthur Boulevard, along the south side of Beltline
Road, at the request of Mark Roberts, P.E.
1. The plans for this plat show an existing water and sanitary sewer line being extended
through the Valley Ranch Baptist Church. If the Valley Ranch Baptist Church fails
to develop, then the Valley Ranch Self Storage will be required to extend the water
and sanitary sewer line from its existing location in the Tom Thumb Shopping
Center.
2. There was a concern whether the Valley Ranch Self Storage Addition had a need for
a median opening in Beltline Road. If so, it should be coordinated at this time with
the Valley Ranch Baptist Church. However, Mr. Bob Goss and Don Blacketer stated
at the December 2, 1993 DRC meeting that they did not have a need for a median
opening. Therefore, Valley Ranch Baptist Church will have some flexibility in the
location of the median opening along the Valley Ranch Baptist Church's eastern
property line.
3. There should be no concentrated discharge to Grapevine Creek Channel.
5. Valley Ranch Baptist Church Addition, Preliminary Plat, located along the south
side of Beltline Road, 825 feet east of MacArthur Boulevard, at the request of Jim

6. S-1076, Special Use Permit request for Boston Chicken Restaurant, to change the
zoning from LI (Light Industrial) to LI. S.U.P., located near the southeast corner
of MacArthur Boulevard and Beltline Road, at the request of Winklemann &
Associates, Inc.
1. All existing and proposed parking should be delineated on the site plan and any fire
lanes proposed should be a minimum of 6" thick.
7. PD-131, Cambridge Manor Estates, to change the zoning from A (Agricultural) to
PD SF-12 (Planned Development Single Family 12), located along the north side of
DeForest Road, 1,600 feet east of MaeArthur Boulevard, at the request of Beamer
Development Company.

8. Cambridge Manor Estates, Preliminary Plat, located along the north side of
DeForest Road, 1,600 feet east of MacArthur Boulevard, at the request of Beamer
Development Company.
1. Standard floodplain note should be provided on the face of the plat.
2. A study has been submitted to FEMA to reclaim over half of this property from the
floodplain. Any lot on this plat that is located within the existing floodplain should
have a minimum finish floor established on the face of the plat and also should
provide an elevation certificate at the time of building permit.
3. Escrow should be provided for the portion of this property adjacent to DeForest
Road.
4. Prior to development, this property will need to be annexed into the MUD District.
Therefore, conversation should be initiated between the developer and the MUD.
5. The landscaping plans showed numerous amenities within the 100-year floodplain on
the north side of this property such as; basketball courts, gazebos, workout stations,
jogging paths, etc. None of the amenities on the landscaping plans were modeled
into the flood study that was previously submitted to FEMA. Therefore, based on
our ordinances, those amenities will not be allowed in the floodplain. The floodplain
study should be revised to include a.-:y amenities the developer wishes to include in
the floodplain and a revised study should be submitted to FEMA for a Conditional
Letter of Map Revision.
9. Riverchase Club Apartments, Preliminary Plat, located along the west side of
MacArthur Boulevard at Riverchase Drive, at the request of Nathan D. Maier
consulting Engineers, Inc.
1. There are approximately 280 units with a single point of ingress and egress. Also,
the entrance has a 24 hour access gate. This could create some stacking problem on
MacArthur Blvd. Therefore, a deceleration lane should be provided for south bound
MacArthur Blvd. to allow for the vehicles entering this site to get out of the flow of
traffic prior to turning onto the site. Right-of-way for the deceleration lane should be
shown on the plat. Also, the deceleration lane should be constructed with this
development.
2. A minimum 5 foot sidewalk should be constructed along MacArthur Blvd.
3. Some directional flow arrows were changed from the initial drainage plan submittal
to the second drainage plan submittal. These arrow changes are generally located
around the perimeter of the site and indicate that water is flowing onto the site as
opposed to off of the site. Please reevaluate and make any necessary corrections.
10. Cambridge Manor Estates, Preliminary Plat, located along the north side of DeForest
Road, 1600 feet east of MacARthur Boulevard, at the request of Beamer Development
Inc.
1. This property needs to be annexed into the Municipal Utility District. This could be
a problem.
2. No improvements will be allowed in the 100-year floodplain that were not modeled
in the study submitted to FEMA.
3. A twenty foot utility easement should be provided along the south side of Lots 1 and
2, Block A.
4. It appears as though the property south of this is being considered for a future cul-de-
sac off of this subdivision. If so there needs to be a better plan for a left turn lane
out of the cul-de-sac.
5. Escrow will be required for DeForest Road.
11. S-1076. Special Use Permit Request for Boston Chicken Restaurant. to change the
zoning from LI (Light Industrial) to LI. S.U.P., located near the southeast corner of
MacArthur Blvd. and Beltline Road, at the request of Winklemann & Associates, Inc.
1. Lot B-R2, Block 1 should also have a dark outline to denote that it is also being
replatted.
12. Waters Edge, Phase 2. Final Plat, located along the north side of Sandy Lake Road,
between MacArthur Blvd. and Meadowglen Circle, at the request of Kadleck and
Associates.
1. Escrow will be due for Sandy Lake Road.
2. It is my understanding that the wall to separate this from the property to the east will
be constructed at this time. The new submittal shows an off-site 3 foot screening
wall easement. The volume and page number should be shown on the face of the
plat.
13. Riverchase Plaza. Final Plat. located along the northeast corner of Beltline Road and
MacArthur Blvd. at the request of Riverchase Plaza, Ltd.
1. A more detailed drainage study should be provided that shows the on-site system.
2. Construction plans should be provided for the off-site improvements suggested by the
traffic study.
