DESCRIPTION
BEING that certain tract of land situated in the John Vest
Survey, Abstract Number 1508 in the City of Coppell, Dallas
County, Texas and being a portion of that certain tract of
land conveyed to ARC Communities 1 LLC according to the deed
recorded in Volume 2002109, Page 6697 of the Deed Records of
Dallas County, Texas, subject tract being more particularly
described as follows:
BEGINNING at a 1 inch axle found for the southwest corner of
said ARC Communities 1 LLC Tract in the north right —of —way
line of Ruby Road (variable width right —of —way) said axle
also being on the east line of that certain tract of land
conveyed to the City of Coppell according to the deed
recorded in Volume 2000242, Page 6802 of the Deed Records of
Dallas County, Texas, from whence a 1/2 inch iron rod with
NDM cap found for the southeast corner of said City of
Coppell Tract: bears S 00'35'31" E, a distance of 19.84 feet;
THENCE North 00'35'31" West, with the common line between
said ARC Communities 1 LLC Tract and said City of Coppell
Tract, a distance of 10.32 feet to a point from whence the
northeast corner of said City of Coppell Tract bears
N 00'35'31" W, 1158.33 feet;
THENCE North 89'26'18" East, leaving said common line, a
distance of 93.80 feet;
THENCE South 00'35'31" East, a distance of 10.32 feet to the
north right —of —way line of said Ruby Road;
THENCE South 89'26'18" West, with the north right —of —way
line of said Ruby Road, a distance of 93.80 feet to the
POINT OF B1= GINNING and containing 0.0222 acres (or 968
square feet) of land, more or less.

Data Systems Texas Cooperative Network (www.txrtk.com) and
are referenced to NAD83 (CORS96) State Plane Coordinate
