Dear Ken:
I have received a copy of the above referenced FEMA map and have
the following comment:
1) The map indicates a 100 year water surface elevation of
446 west of Riverchase Drive and south of Sandy Lake
Road. This area consists of the Riverchase golf course
and the Texas Utilities right of way. On the east side
of Riverchase Drive and south of Sandy Lake Road the 100
year water surface elevation is 444. This area is in the
Riverchase golf course.
Based on these elevations, the map implies Riverchase
Drive serves as a dam between the two areas south of
Eagle Point `pillage.
As you are aware, there is a storm sewer under Riverchase Drive,
which connects the two small lakes on either side of Riverchase
Drive. As a result of the storm sewer system, the water elevation
would appear along a gradient.
If the storm sewer does have a backwater condition on the west side
of Riverchase Drive, the storm water would overflow Riverchase
Drive since the top of the curb of Riverchase at the low point is
444.65, according to the construction plans.

In conclusion, the 100 year storm water elevation will be along a
gradient because of the road elevation or the storm water system.
