On the west side of Denton Tap Rd. at Wynnpage there is a retail development planned. According to drawings we've seen, the development should allow enough room to move the trail behind their development, BUT ONLY IF SMALL MODIFICATIONS ARE MADE. These changes will be expensive to make after the development is built. At the corner of Heartz at the Lone Star Gas easement one home owner has started a fence that would block the planned trail. We understand the fence project has not progressed in a couple of years, but sudden completion of that project would hinder the trail. The Denton Tap Rd. design project from just north of Parkway Blvd. north to beyond Denton Creek could eliminate the on -road bike route if it doesn't include a 14 foot wide outside lane as part of the road and bridge. Denton Tap Rd. from Parkway Blvd. for a few hundred feet to the north has already been built with narrow lanes. A section of trail from Town Center to the north for a few hundred feet may be needed to make a bicycle- friendly connection for Bike Route 45. The trail section would need to be in the now vacant land in the northwest corner of Denton Tap Rd. at Parkway Blvd. We understand a bank or something is planned for that corner. Their development plans need to allow space for a Greenwalk Trail along Denton Tap Rd. An expensive alternative would be to widen the road to include a wide outside lane for Bike Route 45 connecting from Parkway Blvd. to the north (and then on into Lewisville). This section of road includes a bridge. (We always minimize the use of major thoroughfare roads that are already built with 11 or 12 foot outside lanes, but this already built and was the only way in the area to get out of town to the north.) The Greenwalk along Thweat extremely tight ROW and ma the ROW by possibly buying carefully coordinated with be to build an independent Electric substation. Rd. from Coppell Rd. to State Rd. has y not be possible. The city's efforts to widen • corner lot from a development need to be • greenwalk also in mind. An alternative would trail to the north of Thweat and the T.U. Developments currently required to provide a bike trail easement are providing 10 feet according to current ordinances. This needs to be 12 feet to meet AASHTO standards. This means developments currently being plated may require special deals (i.e., horse trading) to get the 12 feet needed for the trails. The Subdivision Ordinance also needs to be changed. The Town Center Trail section running from City Hall to Sandy Lake Rd. may be threatened by development of that property near Sandy Lake Rd. It could force a narrow trail and /or purchase of ROW and /or loss of that trail section. The trail portion of Bike Route 50 heading west from Lee Elementary needs to cross the Barbara Austin plat. This plat needs to allow for a bike trail easement. It may need to be changed. The same Bike Route 50 heading west from Barbara Austin's land will need to deal with development /redevelopment issues. The county's current design project along Sandy Lake Rd. from MacArthur to the Trinity River bridge could hinder the trail and /or force a lot of ROW purchase if they design it without the Greenwalk Trail in mind. The county's current design project along Sandy Lake Rd. from MacArthur to the Trinity River bridge could eliminate the on -road bike route if they do not design the road to allow for a 14 foot wide outside lane in the road's ultimate configuration (i.e., each 3 lane section of the road measuring 36 feet from face of curb to face of curb). (If the face of curb to face of curb width in either direction is less than 36 feet, the wide outside lane would not be possible when the bridge is used for its design capacity of six lanes.)
