TRANSPORTATION: Deforest Road is an existing residential street consisting of a 2-lane uncurbed asphalt pavement within a 40'-wide right-of-way. The Subdivision Ordinance requires upgrading the right-of-way width to 50 feet. SURROUNDING LAND USE & ZONING: North- Denton Creek; "LI" Light Industrial South- Raintree Village residential subdivision; 'PD-137" Planaed Development Single Family Residential East - vacant; "A" Agriculture West - vacant; "PD-SF-12" Planned Development, Single Family-12 Item # 14 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for public and institutional uses. DISCUSSION: The City is proposing to expand its facilities at the existing service center on Deforest Road. The new administration building is to be located on the south side of the existing 6' high brick masonry wall. No work will take place on the north side of the wall. Additional parking is being proposed east and south of the new building. A total of 20 new parking spaces and two accessible parking spaces are being planned. The elevation of the proposed building is very similar to the existing Fire Administration building on Southwestern Blvd. The brick color, the roof pitch and dormers will match of those on Southwestern Blvd. The landscape plan and irrigation plan meet city code. Prior to obtaining a building permit the property will have to. be platted. During the platting process, staff will require a 10 foot right-of-dedication on Deforest Road. Planning staff suggests that a minor plat could be submitted to the Director of Planning and Community Services for his review and signature. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of the site plan subject to the property being phtted prior to obtaining a building permit.
