1. Remove the note about the city creek maintenance. The HOA or property owner will be
responsible for maintenance of the creek. The easement is just for conveyance of the creek.
2. Sidewalks will be required.
3. Are you filling in the little creek on lots 1-4? You will need to make sure that it is
properly filled, compacted and tested. I do have some concerns with this.
4. What does the drainage do coming off of the existing Oak Grove, coming from a 60’
ROW to a 50’? is there a bar ditch that needs to be accommodated?
5. Lot 16 on Irby addition sewer service is tied into the sewer you are abandoning, you will
need to accommodate them with sewer if you plan to abandon them.
6. There will be additional comments during detailed engineering plan review.
