Box 47g Coppell, IX 75019 RE:sICreekview00-01 Drive Extension and Freeport Parkw~...---- Dear Michael: The following letter is in response to your comments and mark ups dated March 27, 2001. Provide the new City logo on Cover Sheet. Response: The new logo is on the Cover Sheet. Make the changes to the Council members' names as noted on the Cover Sheet. Response: The Council has been revised on the Cover Sheet. ~. Show the City's project number (ST 00-01 ) on the Cover Sheet. Response: Project number is shown on the Cover Sheet. 4. Consideration should be made to adjust the grade on Creekview Drive as indicated on Sheets 2 and 3. If the grade can be raised, it would eliminate the need to grade on the south side of Creekview and possibly the construction of retaining wall. Response: By adjusting the grade, per City comments, we would need an additional 900+- cubic yards of fill. The proposed wall will be 1.5' tall modular block wall (Pavestone), with the color matching the walls found at Wagon Wheel Park. Please contact me if you would like to discuss this in greater detail. 161 Corporate Dn~.e West · Suite 200 · Arlington, Texas 76006 · (817} 649-3216. Metro (817) 640-8212. Need to verify if the existing inlets on Creekview west of the proposed extension were designed to handle the additional 6 cfs. If not, then curb inlets may need to be provided near station 0+50. Response: This is only an issue if we eliminate the walls and raise the road per the City comments. 6. The proposed radius for existing driveway on the south side, of the west end, may be difficult to construct since it may conflict with existing storm drainage junction box. The junction box may have to be adjusted. Please verify. Response: According to the survey it appears the $0' radius will work fine, but we will verify the dimensions in the field. Would it be possible to adjust the radius in lieu of the inlet? ~ TxDOT pedestrian rails should be used at all locations which will require railing. ~ Response: A permanent barricade (guard fence) has been added to the plans, per the Std. Construction Details sheet SD3. ~. If a retaining wall is required on the south side of Creekview Drive, then consideration should be made to stamp and color the concrete retaining wall. ~'"~-'~ Response: We planned on using a modular block (Pavestone) wall that will match the walls used at Wagon Wheel Park. Show the location of the proposed driveways on the south side of Creekview Drive. You can contact Chuck Stark, P.E. with Graham & Associates at metro 81 7/640-8535 for this information. Response: We contacted Chuck Stark regarding the proposed drives and he said the driveways were not designed yet. They will be designed in a future phase of development. Response: We have contacted Jack Evans and obtained plan copies for Freeport Parkway from the City. Everything appears to be coordinated but we would like to revise the paving limits at Creekview Dr. and Freeport Parkway. We will contact Jack Evans regarding this revision. All asphalt paving should be a minimum of 4" type B, 2" of type D on 6" of lime stabilized subgrade. Response: We added a HMAC detail to the plans with the revised thickness requirements. 15. Label the location of the existing water line on Freeport Parkway on Sheet 8. ~ Response: Water line has been labeled. Schrickel, Rollins and Associates, Inc. Mr. Michael Martin, P.E. June 5, 2001 Page 4 16. A storage length of at least 150' should be provided for the left turn lane for the driveway for Wagon Wheel Park. Response: 95' of storage is the most that is possible for the turn lanes into Wagon Wheel and onto Ruby Road. ~. A 5' sidewalk should be provided adjacent to Wagon Wheel Park. Please verify and provide a note to address this issue. Response: All existing sanitary sewer manholes will be adjusted to match the proposed grades. An air release valve should be provided at the high point in the proposed 12" water line. Response: Air release valves ($D15) were added to all the high points in the · pr. oposed 12" water line. 25. The proposed 12" water line needs to be located as far away as possible from the proposed retaining wall on the south side of Creekview Drive. Response: The water line is centered between the retaining, wall._ar~d the _~ proposed curb inlet at Sta. 3+81.50. 26. Can the proposed 12" water line be constructed on the west end without conflictin§ with the existin§ power poles? Response: The power poles are located along the south right-of-way line and the water line is located 2' off the right-of-way line. We can adjust the water line if necessary. 27.
