Being a 0.494 of an acre portion of Lot 1, Block A, Cottonwood Estates Addition, an
addition to the City of Coppell, Dallas County, Texas, as shown by plat recorded in
Volume 78225, Page 23, Plat Records, Dallas County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch capped iron rod stamped "Hennessey RPLS 3740" found for
the southeast corner of said Lot 1, same being on the north right -of -way line of Sandy
Lake Road (a variable width right -of -way) and west right -of -way line of Cottonwood
Drive (a 60 feet wide right -of -way);
THENCE South 89 0 58'02" West, with said north right -of -way, a distance of 445.48 feet
to a 1/2 inch capped iron rod stamped "Hennessey RPLS 3740" found for the southern
most southwest corner of said Lot 1;
THENCE North 49 0 27'57" West, continuing with said north right -of -way, a distance of
284.65 feet to a 5/8 inch capped iron rod stamped "TNP" set for the beginning of a
non - tangent curve to the left, having a radius of 755.00 feet, and a chord that bears
South 71 0 12'15" East, 486.63 feet;
THENCE along said curve to the left, over and across said Lot 1, an arc length of
495.48 feet to a point for corner;
THENCE EAST, continuing over and across same, a distance of 196.27 feet to a 5/8
inch capped iron rod stamped "TNP" set for corner on a curve to the right, having a
radius of 371.59 feet, and a chord that bears South 09 °53'43" East, 28.37 feet, same
being on the west line of said Cottonwood Drive;
THENCE along said curve to the right, an arc length of 28.38 feet to the POINT OF
BEGINNING and containing 0.494 of an acre of land, more or less.
